IGUs often have two or more panes of glass surrounding a thin layer of insulating gas. The gas is kept in place by gaskets and seals around the edges. This is what makes modern windows better at keeping heat from passing through it.
Unfortunately, there are still no perfect seals that can keep the gas inside indefinitely. The difference in pressure between inside the panes and the outside air will slowly cause the gas to escape. This process takes years before a significant amount of gas has dissipated. At this point, problems such as condensation and fogging become more common.
Talk to your window replacement companies about their maintenance programs that can check the integrity of your window seals once every couple of years. Early signs of seal failure can still be repaired, and the window will be as good as new. Advanced gas leaks, however, will mean your windows will no longer perform as well as they used to, and you may need to consider replacing them entirely.
