Buying a home is a huge decision. Having said that, you don’t want to buy a home that has old, worn out windows… do you? The process of buying a home can e overwhelming: You’re negotiating price, making sure the infrastructure is sound, exploring the floor plan, and checking out the property. We don’t blame you if you forgot to check out the windows. Here are some easy ways to assess the windows before you buy a home.
Proximity – You can assess the state of any window without making it obvious. During an open house, or while you’re on a tour, stand next to the windows while you observe or talk to the homeowner. Do you feel a draft? Is the temperature warmer near the windows than it is in the rest of the home? If so, these are warning signs the windows are no good. Keep in mind that you’ll have to replace the windows when you purchase said home.
Be Observant – Take an extra minute to observe the windows: Do you see residue from window tape? If the previous owner battled with drafty, inefficient windows, so will you. Sometimes the residue left behind from weather stripping can be the biggest sign that the windows aren’t performing effectively.
Style – You don’t have to be a window expert to know that some models are simply outdated. If a home has windows that look foreign to you, take a closer look, as they could be ancient models. Even well cared for windows will wear out over time, so avoid homes with obviously old windows, or prepare to replace them.
Ask Questions – When all else fails, ask questions. If you’re dealing with the homeowner directly, he or she should know how old the windows are and in what kind of shape they’re in. If you’re working with a real estate agent, ask them to look into it for you.
